Possibly almost as strong as the corrosion on a CR480 rear wheel spindle and swing arm bolt, as a bonus the bits you damage cutting through them are made of unobtainium and fetch a fortune on ebay as every bugger needs them....

Yup . Honda are a real pain for seized sa bolts . Hence my crf250x has been pulled apart at less than six months old and all linkages / bearings and bolts all greased up

They came out easy,it was putting them back in that was the problem! Car on axle stands,working with a mirror, on my back trying to lever polybushes into place, between having to tidy everything away to go and rescue other people.3 times...

 

Once spent 3 weeks trying to extract a moto guzzi lower engine mount bolt, which is about 12" long and goes through 10" of Italian alloy, which happens to be the engine casing, so no thumping.

We are using a property management company 

 

As a renter of many, many years, I'm baffled at how useless property management companies are!  They seem to take an awful lot of money to show people a house and do nothing else.  What are landlords paying them for?  It's certainly not the convenience of not having to deal with tenants because whenever there's a serious problem in any property I people I've known have been in, the management company will always defer (ignore) to the landlord.

 

If you're going to go to the trouble of becoming a landlord, DIY it, you'll have less grief and happier tenants.  I wonder just how much management companies contribute to the price of rent too.  Why is it that private rent is always 2-4 times that of social housing rent?  Is there another reason than private not being held to the 'fair rent' legislation that social housing is?

 

I don't actually mind renting, I just hate how much it costs.

I was forced to go diy as the letting agents didn't want to take my house on as the rent was under value,

They came valued the house and said that it would fetch £550 pcm, I said that's bloody ridiculous anyway I have Tennant's already Willing at an agreed £320 pcm he just said do it yourself then, so I did and still have the same young couple 8 years later,

it's not always been easy though as the couple where both living with parents before hand and I lost count of the number of calls about the smallest of things.

You can claim it back off the at fault drivers insurance it's counted as a 'reasonable cost'. You just need a letter from your insurers stating costs with and without. I had to do it after a bike accident a few years ago and expected a lot of hassle but they sent a cheque pretty much by return.

There's some good property management people along with the bad, same as landlords. The best combo is a landlord that keeps their nose out and a decent management firm, OR just a decent landlord.

 

Basically if I'm paying 150% of what a mortgage would cost to rent, I want stuff to be fixed within a week (for livable stuff like fixtures and fittings) or same day for stuff like heating or doors. I've had management companies provide that level of service, and I never knew who the landlord was.

 

I rented a house off one of the professors who taught me at uni. It was only a chance comment that revealed the link, he didn't know my name and I didn't know his.

My landlord manages the property himself and pays the agent to find a tenant and do the contract stuff. Works well since he is quick to sort any of the very few problems we have had and we never see him unless something is wrong

 

Modern house in good nick though - not sure it would work as well if it were older and needed more maintenance

I always DIY the small stuff in our rented house, we've had the letting agent involved for very few things over the years, the front door being fucked, the kitchen sink needing re-plumbing and a broken socket (and only then because I didnt want to get told off for doing it) and when the oven broke (and only then because Amy over ruled me by shouting at me)

 

The way I see it, if we stay invisible, they wont put the rent up...

In many ways extremely disappointing news about Nissan. I was particularly hoping for significant punishment for the Sunderland region.

Another way of looking at it though is that Nissan fundamentally doesn't believe hard Brexit will happen. Most likely EEA with freedom of movement.

I've repaired amongst other things:

 

Beko washing machine (buggered shocks and springs)

Bathroom tap flexi (was going to do a proper copper tail, but CBA)

Called my own sparky in for the shower RCD.

Rewired the immersion switch so it's outside the cupboard and added a boost timer so it doesn't get left on.

Fixed the bath/shower changeover valve on the bath mixer taps.

Supplied my own lawnmower (did get whinged at once by agent about grass cutting, well if you don't supply the mower I'll do it when I've fixed my own - nothing else said)

Fixed a tumble dryer not on inventory, but was in shed. New belt fix lasted 2 minutes as shite Whirlpool motor sheared the end of the shaft off - shaft has a massive undercut no reason other than to make £££. Got a secondhand motor sent from Germany as all the local domestic appliance places round here take the piss for used motors.

Spent 4 years fixing a gate - well I did get the frame built sometime back for less than €20 of wood, but haven't actually completed it yet.

Took a considerable time to fix a leaking overflow, eventually I changed the rubber washer - that didn't work, so spent €6 on a new valve/arm. Old one had a split cone.

 

I'm paying less than market, so don't need to rock the boat. First rise was after 41 months, which was haggled down by a 1/3. Agent gets paid on time or early, generally left to it (a single 5 min visit once every 10-12 months with a couple of week notice).

 

The only time I've had them do something was a roof tile. Semi-bungalow, where next door neighbour got some fat bastard fitting a sat dish in an unnecessary location (chimney, absolutely no need as I have mine on the rear wall) and cracked a tile. Would have gone up myself if I had a longer ladder and wasn't another fat bastard adding to the problem.

 

No point in getting the landlord a €60+ call out for something I can do for considerably less (even if it takes me AEONS!) without having to wait around all day for some "tradesman" to rock up.

Thought of another one, the overflow was leaking when we moved in (we didn't notice) and gradually the damp patch in the front room ceiling got worse. Several phone calls yeilded nothing so in the end I rang our contact on his mobile and said look, I'll have the bath panel off with your blessing and try not to damage it, but you need to fix the hole in the ceiling. No problem said he.

 

Off came the panel, and I tightened the overflow which was proper loose, and also had the waste apart and cleaned out years of gunk so it no longer took 40 minutes for the bath to drain. 4 months later some guy came round and did a shit patch job on the ceiling.

 

When the fence blew down next door said it was their fence so paid for the lot to be done, I took 2 more very wobbly panels down at 1am 2 days after the first one fell to avoid damage (we told the neighbors that there was no point in getting it fixed now (when it was really windy at the beginning of the year), may as well wait, and neither of us have pets, and we get on really well so didn't care about the lack of fence). Also went round with cable ties and made the rest of the panels on both sides secure)

 

The agents may not know I have boarded the loft out though, or removed a TV aerial because I nearly took my eye out on it but thats all easily reversible. They don't know about the carpet yet either but as its just laid ontop of the laminate I think that will be ok. Our lettings agent is OK, if not a bit useless, he brings back hoovers he finds in abandoned properties to the office and gives me a shout!

Five weeks on, I'm still trying to get my broken but under warranty OnePlus phone out of their repairers in the Czech Republic. So, let's try their live chat.
