We've been in our rented place for 9 months now and just got an email from the letting agent about what we wanted to do.

They haven't asked the landlord yet though, my gut feeling is they will increase the rent. In any case, I think we plan to move into somewhere with some friends as the extra space would be appreciated.

 

If we were to renew our contract, we would have to pay £102. Fees I am well aware of but it's a bit shitty regardless.

UPDATE: having tried to go down the 'formal complaint' route (which won't work if you're not a customer!), Virgin (or whatever luckless contractors they have working for them) have advised that we "would have received a note through the door" advising on the disruptive work about to commence at stupid o'clock in the morning.

 

Well, we didn't receive anything.

 

"Oh, well it might have looked like junk mail, so you might have just thrown it out."

 

We're on the Postal Preference system, so we don't generally get junk mail. The odd takeaway menu, and that's about it. Definitely nothing received about being rendered a prisoner in one's own driveway.

 

In fact, the only post found in the box this week has been a begging letter from the RAC offering me unrepeatable discounts for the wonderful privilege of being stranded for hours at the side of the motorway in their name; an 'I done ur windaes 2day m8' slip from the window cleaner; and two letters for blokey next door delivered to us in error.

 

"Well, the people delivering the notices use an app, so we can see they definitely called to your house."

 

Oh right, a fucking app. Well, that changes everything then, doesn't it?

 

 

You can shove your Mickey Mouse 'My First GPS App' up your collective holes, you wangdoodling spunktrumpets.

 

Since previous encounters with Virgin Media have revealed they have trouble distinguishing between 'yes' and 'no'; 'new contract' and 'existing contract'; and 'that hasn't been processed' and 'we haven't got off our fucking arses to send you the refund for our last monumental cock-up with your service', then I highly doubt I'd trust them with anything more mechanically or electronically complex than an arsehole and a sandpit. Even then, I'd be wary.

 

Since MrsDC designs and builds GPS apps for a living, I might let her loose on them later to ask just precisely which system and what parameters they use to calibrate, record and interrogate this apparently irrefutable evidence that we oughtn't have been surpised to find ourselves boxed in.

 

Any money says our fucking bin won't have been collected today either, as unless the council have invested in hoverboards (conceivable) I can't see how they'll manage to get the bastard across either the big orange barriers or our new and unexpected scale model of the Rio Grande.

Additionally are you aware there must be a sign at the location of the road works which inform the public of why the works are being undertaken, by whom and contact information.

Road works have to be coordinated by the local authorities. If the road has recently (how recently?) had a new service then maybe it should not have been excavated for a period of time.

Fees that you dont have to pay. Tell them to save the paperwork and you'll let it roll over into a periodic tenancy.

Obviously they have the option of serving an S21 notice which is 2 months, but I guess that most landlords would be happier to keep the same tenant.

 

This is why agents fees should be banned like in Scotland.

^ Echo that, when we were renting we did similar (and we had a good relationship with the landlord too, so he was in on it) and made it much easier to agree an end date when we finally bought a house and moved on. (Because the whole arrangement was ongoing, rather than fixed terms)

I have seen adverts for houses with people in. Obviously only cash buyers and those with a buy to let mortgage can bid.

But if attempting to sell to normal buyers it has to be empty at point of exchange.

Some landlords try to work with tenant so they keep money coming in until last possible point. But there are risks. Tenant could refuse to leave so landlord would have to go through courts and delay might risk the sale.

Or he could wait until empty. But then no money coming in to pay mortgage whilst he waits for a sale.

This puts tenant in a strong position if they wanted to buy it.

It's virgin media though, they actually sued my local authority for daring to impose standards and limits on their bloody trench digging.

No chance! Mrs D has been bankrupt in the past, and I'm going through one at the moment. Both left in the lurches by previous shitcunt exes who bled our bank accounts dry.

 

Plus landlord did it as a cash sale to his daughter. As soon as she becomes on the deeds the notice will be official and she wants to move in basically mid-May when our year is up. We've been given 4 months as opposed to 2, but would we be able to negotiate an early tenancy end if we found somewhere?

102 quid is also a small amount compared to loosing a good tenant who pays on time.

 

The only thing it does it commits the landlord to a new fixed term and there's always the risk of getting the paperwork wrong* so if you wanted to stay for 12 months or 2 years, you could suggest that you'd be happy but only with a longer fixed term.

*Getting the paperwork wrong means it's harder to evict through the courts. So if you spot a landlord has failed in their duty, to provide whatever is now the law, keep qulet until you need to use it.

 

Editing to add : play the game. Yes, as soon as we find somewhere, and you give us a good reference, we will leave. But if you struggle, you've got it up you sleeve that you might force them to take it to court.

Also, I would check the rules on changing landlord details. They should return you deposit and the new landlord should then be given a new deposit. You should also be officially informed of new address to serve documents etc
