We've been doing similar, but for a pair of sheds intended to house 4000 pigs in 8sq. ft. each.

What happens if you refuse to give consent to the party wall notice they have to give you two months in advance of digging within 3metres of your fence?

Fucks sake. Fair enough, I live on a narrow road, as evidenced by the fact I managed to get completely stuck trying to get a Renault Master past someone parked on double yellows the other week.

 

However - after 14 months of living here, I'm on my third offside and second nearside wing mirror. My brother's car got scraped along the length of the rear wing and back door, and now I've just found scuffs all over the rear arch of the Xantia. Notes? Apologies? Don't be daft.

 

On the other hand, at least I'm better off than the owner of the Mini round the corner that had a back wheel at a very strange angle last week, or the Focus or C5 both at the top of the road which have obviously met an angry bin lorry or something...

I think it's 3m must give a written notice two months in advance. It can apply up to 9m away from the boundary if a 45 degree line going down from the lowest point of the hole will intersect with your foundations.

 

We had fun with it due to a mental neighbour who seemed to think putting a new roof on a garage was working at or below ground level...

Cheers peeps. Whats worst was that I saw the DVD for Withnail and I in a charity shoppe in Worcester and I didn't buy it. Will have to make a visit there tomorrow.

Sold a used mk2 Escort rear bumper on eBay, accidentally left the postage at £5.70 and agreed to send it anywhere in the universe.

 

Someone in Belfast has won it. I suspect I'm going to be bent over hard for the postage costs. Doh!

Buy a case or two of 24 cans of expanding foam from B&Q.

Chuck them down the holes.

Shoot them with an air rifle. 

Put the carpet back down quickly.

Spend the next three hours stamping down any lumps that appear in the carpet.

Sell house.

When I first watched W&I, I didn't get it at all and hated it.

 

When I DID get it, it wasn't because of alcohol.

 

I do think you probably do need to have a grasp of some of the effects of substance abuse on daily life.

Assume the insurance blew you out?

Has the reason for dry rot been established? What is the plan to cure the problem?

Replacing the joists and floorboards is not a massive task, joists are heavy, but second hand timber readily available.

Floor boards or sheets are easy.

The expensive bit is probably treatment and rectifying the problem.

I'd price it up as a DIY. Or get it treated/cure the problem and do the timber yourself or mates rates.

How long have you lived there, should it have been picked up on the survey?

Did you get a breakdown of costs to see how the £12k was arrived at? If it's a gut job for the ground floor including removing/ replacing plaster (it can spread behind plaster) then £12k is probably not excessive. Has your damp-course been bridged or under floor vents been blocked up. Until the cause has been found and rectified it would not be wise to start repairs. You have my sympathy, it'll be a horrible job
