You could not rent the property out. Way too many unoccupied houses, like 80% in that specific part of the town.

 

Just boarded up house after boarded up house maybe 2 properties on each street occupied and looked okay with kids playing out and proud looking owners (who were a bit suspicious of me having a good look around).

 

Parked the car up at some nearby wasteland and went for a walk about, nice day place felt safe enough. Car wasn't stolen, all wheels were still on it.

 

Passed a few traveller kids on our walkabout.

 

Went down to one registered traveller site just for a nosey really. I can only assume that is what has put people off the area.

 

One guy had a new Shelby GT500.

 

There was a new estate built with pillars at the front, big houses with double garages but unoccupied. Proper ghost town and I WOULD LOVE to buy a place there for a laugh really just to see how bad it could be.

 

All the pipes and wires and stuff have been removed from the bungalows we looked at. But 2 neighbours near by with their ones done up looking nice.

We should all buy a house in Coundon Grange, all it takes a is a few decent people to pick an area up!

2008.... my mate keeps saying the engine is good for export and the box is good to sell on the rest is scrap metal

I would hazard a guess that most have been exported by now, as they were quite uncomplicated engines I was told.

 

*Edit: when did you pass your test? That looks like a 7.5 tonner so if you passed before a certain date you can drive one on a car licence.

I reckon if you had enough cash and were prepared to wait, you could buy loads of places like that in the same area, tart them up then rent them out or sell them on in a few years time.

 

If the area is a run down, bird shit infested God awful tip of a place just put as many static caravans as possible on the land, make a club house from some corrugated iron then have DLT do an opening set on the mixers and call the place McRhyl. You'll be inundated with toothless simpletons before you know it, and you can then launch phase 2 of your empire, a mobility scooter hire shop. You cannot lose.

I have asked a colleague who used to to mortgages and she said she used to be able to set them up for as little as £5-10k but I do not really see the point. With these you may need to pay for mortgage advice, valuations, additional surveys etc. Okay you might be able to get a lower rate than a loan on an variable mortgage and over a longer period but the cost of the additional fees could well outweigh that. 

 

A loan of £15k at 4.5% over 6 years is only £240 a month or so.  If you got it for £10k you would still have a few grand to make it habitable and then you can take it from there. Even if your credit is not 100%, if you get a 10% rate the repayment is still only about £270 over the same period and you can gradually move the loan around as your credit improves to reduce the rate. A lot more flexible than a mortgage and if it is not going to be secured against your home if you lose your job or owt.

Some good advice there re loan, my credit rating is as bad as they come at the moment though. Although I assume I could use family as guarentour or even they get loan for me. Hardly difficult to pay back,  its half the cost of my rent.

 

I did talk this house through with my family and my Grandaparents were horrified!

 

We all came to the conclusion that when I left for work they would be back in it stealing the pipework and wiring again.

 

My thinking was HD CCTV inside covering all potential entrances/ windows streamed offsite. A very good alarm system, and maybe a german shepard. I'd also chew the local hot fuzz' ear off for some PCSO presence from time to time.

 

Im sure the local council want the area to improve, and I'm sure the few remaining people do too.

 

Another fear what that it was a gypsy only area. Don't know if such a thing exists?

 

Actually both the horse box and this house were relying on a home loss payment I get soon.

 

After checking with the powers that be it seems I can only get the home loss payment if I stay here till the bitter end, sometime next year., So it looks like I will have to bide my time.

Just spoke to estate agents. Houses didnt sell at auction.

 

I put offer in of £5000.

 

She put me on hold came back with a umm err ya know we've had some offers in region of £10,000.

 

She's bullshitting me isnt she?

 

If didnt sell at auction with guide price of £5,000 who is then going to offer £10,000?

 

Any way. I stuck to me guns. I said I'll leave my offer as it is and if you want to get back to me you can.

If your credit rating is poor and you need to wait a while I would suggest rebuilding it in the meantime. I got myself well in the shit when I was younger and got back to normal pretty quickly. 

 

I would look at getting the best credit card you can which might have an terrible interest rate and use it a couple of times each month and then make sure you pay it off in full each month to avoid paying loads. Do not miss a single payment. This is what I did. Other peeps might know more about this like though, and you might have different circumstances, I am just speaking from experience here. 

 

After 12 months any black marks on your records pretty much drop off. For mortgages lenders might look a little further back but from experience the credit rating companies tend to ignore any minor indiscretions such as late payments older than a year. If you have CCJs or owt its a bit different I think. It might be worth doing a bit of research on that if it applies. Money saving expert is probably helpful if you can avoid all the buffoons. 

 

If you can get it for £5k though that would be ace.  What's to lose? When she says, they have had some offers at £10k, did it have a reserve? I would also check if the Home Loss Payment would still be applicable if you owned a house too, even if you are not living in it.

A proper house sounds better. As Cavette said earlier, you won't be able to drive a 7.5 tonner with your licence. Not that it really matters if it hasn't got an engine I guess...

Think plan would be to buy camper to live in while house was being fixed..

 

I'm letting the estate agent mull over the offer. I think they must have been trying to screw a further 5k out of me.

 

House needs plumbing, wiring, plastering, cleaning carpet, windows, doors and security.

 

30- 45 min commute from work is doable, and near to lovely countryside.

 

I'll learn to do all those things myself over time or with help from friends. Cant be hard, youtube has the bloody answer to everything

Estate agent phoned back.

 

Vendor rejected my offer of £5,000.

 

Has had offers in region of £10,000 - £12,000 so I would need to offer more than that.

 

I said fair enough, my offer still stands if they change their mind.

Well, this thread sure as hell morphed since I last looked, didn't it!  From a scrap horsebox to a genuine land-occupying hovel.  You should go for it Edd, owning your own property, however rough, must count as a good thing for your credit rating.  At these prices, you could do it on a Personal Loan, lenders are fighting to lay out money apparently.  Good luck!

 

Oh, and automatic 7.5 tonne rights?  You need to have passed before January 31, 1997.  After that date, it is, as you said, a course of lessons and a test.

We should all buy a house .. all it takes a is a few decent people to pick an area up!

 

 

The trick would to be to gather sufficient mates and family to buy all the properties on offer for £5-10k and turn the place into somewhere pleasant. If numbers needed to be made up, those who already own their own house could be encouraged to rent out their existing, buy for £low and spend the incoming rent on doing it up. There would be a significant return on investment, me thinks.

 

With them all lived in and smartened up, it would be a good neighbourhood and you'd have no worry about falling values. If there are already families living there, they're likely to remain once other decent neighbours arrive.

Coming through the fields to the boundary of the properties is a conker tree. Once through the undergrowth and overgrown woodland is the house. How did it get in this state. Who used to live here, I was looking for memorys but there were none, aside from a mini? Windscreen. Anyway L@@k Wow etc. I hope compulsery purchase didn't get it for the new A1. I will enquire as i want land for my new life off grid. How cool would getting land with 2 cottages and a post code.

I've been drawn to this house, its been calling out to me everytime i have driven by it on the motorway. I dont know a damn thing about building, about which may be the supporting walls, how I would support and repair them, or how Id get the big main wooden joists craned in from the side if the bloody A1. My logic goes: is someone capable of repairing this, yes. Excellent then I can learn. Id just be happy to clear the garden for a start! It would probably kill me.
