Thought permitted development was 25m2? Up to 2.4m high within 2m of a boundary and 4m high elsewhere?

 

That's a conflation of building regs (i.e. structurally sound/insulated) and planning regs (appearance/siting) [/utter bore].

 

Planning regs are that it can be up to 2.5m in overall height when within 2m of boundary, 4m high with dual-pitched roof or 3m high with a monopitched roof elsewhere. As long as it doesn't cover more than 50% of your property's curtilage then it's fine.

 

Building regs, 25sqm sounds about right for the cut-off. But separate from planning.
