Looking for an MOT tester/mechanic who is looking for space West of Gloucester.

Sorry if this is in the wrong place, and move it if it is. I have recently come into some cash and am looking to buy a petrol station. The one I have my eye on also comes with a workshop and MOT testing bay. Although I would love to turn it into a shiter's repair paradise, I will have to pay the bills. Therefore I will be looking for someone to rent the space.

 

8 miles west of Gloucester on the road to Ross on wye.

 

Anybody interested?

I'm not but if you advertise it right, you'll have no problems. Might I suggest splitting it into 2 and renting them out separately, or actually employing staff and doing it yourself.

Spend the first part of your cash on soil analysis - if the tanks have leaked you are purchasing a HUGE liability. You only need the council or gas board to dig the road up close by, and your getting chased for something you never knew was there... For a 20 tonne muck away truck, instead of £200, you might be talking £1000-3000 if these guys are to be believed: http://blog.soilutions.co.uk/2012/01/18/how-much-does-contaminated-soil-disposal-cost/

Old man ended his career building/flattening/rebuilding petrol stations. I was trying to price up a potentially contaminated site to build on, but it was too opened ended (even with his contacts) to gamble on. It's worth considering.

My work is peripherally involved in cleaning up and remediating contaminated sites and a soil check sounds like extremely good advice.

 

Also, not sure of your circumstances and experience but the margins on petrol retail are tiny, are there other options?

Fair bit bigger than I was hoping - I'm sure someone will have your arm off though as good space is hard to come by!

Usually 5p a litre, but the money is made in the shop. Wife was manager an a petrol station for years, so rough idea what is involved. I am not looking to make a fortune, just enough to pay the mortgage, feed the kids, holiday a couple of times a year etc. Not planning on becoming a millionaire from it 😀

Will have to look at what the going rate is in the area, but won't overcharge as a healthy business is better than one struggling with high rents.

I'd like to know how much profit to turnover on that £660k figure. I was looking at this and it had outline planning for multiple detached houses too as well as being a live garage (I also had write off recovered here in 1995!)

I have looked at alot of stations, and most of them are being sold by retiring people. By looking at the books you can see the turnover decrease the closer they get to retirement. For example, this one only opens 7:30 to 17:30, and only on weekdays. Open earlier, later and at weekends and that turnover will increase.

I think you're right in that more useful opening hours in that location would see a vast increase in fuel/shop sales for sure

 

I doubt I'd be able to afford to rent all of the additional space but if you managed to repurpose the main workshop the MOT bay looks similar in size to where I am now but more useful!

No - I run a small sales and repairs business based near Cheltenham (when I'm not refurbishing crap I've saddled myself with by mistake at the auctions as per my Panda thread :))

Interesting, having spannered for 30 years, although never commercially (been doing homers for beer money since the 90's), I may be interested in getting a yts to run the shop and put my overalls on.

me too, at the Shell on the A52 just past spondon. I got a massive £2 an hour and absolutely loved the job. In summer I would cover the night shifts and take in a telly and video and watch films like nightmare on elm street to keep me awake.

Possibly the worst advert I've EVER seen. You are right about the potential. All you need is a costa coffee outlet, and some fresh pastries in the shop, and a fridge full of nice stuff.

A bit of a thread hijack. I was told yesterday about a country gas stn/workshop near here. A new bypass round the nearest town has had a dramatic effect. Fuel sales up 85% and shop/food sales up 350%. The bypass has left all the big players behind such as McD's and KFC. The owner is loving it.
