Transfering legal ownership of land?

Hi all.

 

My neighbour has a garage sized strip of land which he has agreed to sell me. Question is is it a case of just handing over the cash and him writing a letter to the effect that he no longer owns it or do I need solicitors and surveyors involved, which will cost £££££'s?

Much more involved sadly. Land registry needs updating and I don't think there's any escaping the legal side of things as boundaries need defining etc.

Mortage Company (if applicable) needs to give permission too. You may be diminishing the value of their asset...

Post this as a Q on the "GardenLaw" forum as there will be a conveyancer or two who will talk you through the process. If the land is part of his existing plot then it will need to be granted its own title document (and title number). Its probably best if you keep it sepparate to your own taht way it would be easier to sell on (or retain) in the future if you move house / decide you no longer want it etc etc, or even develop if you decided you wanted to build on the plot....

 

You can do it yourself, but for £500ish pounds that a conveyancer would charge to do the work and sort out with the LR its less hassle all round.

 

Alternativley just fence it off, wait 12 years and claim by adverse posesion :twisted: (Really NOT recommended)
