It may well be that none of the potential offers will be thought good enough to lead to a sale, so everyone's just wasting their time.....

My view is that you'd put it at a start price which is the minimum you want with no reserve and anything else is a bonus.  Still this way it's more of a Dutch auction (I think) 

My aunt sold her house with sealed bids once and was pleasantly surprised. They had a reserve price. And they got double.
